Resume:

Residential mobility, understood as residential changes that occur within a metropolis, has intensified in recent years in the metropolitan area of Barcelona.  In 2022, 28.3% of the metropolitan population declared that they had changed their home in the last five years, a proportion that is at its highest since this information has been available. It is known that the intensity of residential mobility varies depending on economic cycles, being higher during periods of economic prosperity, such as the current one, and lower during recessionary periods. This explains part of this phenomenon, but there are other causes that have to do with the characteristics of the residential system itself. The increase in the population living in rented housing, the short duration of leases, and the exorbitant upward trend in housing prices, strained above all by rent-seeking speculation and touristification, have also undoubtedly contributed to this increase in residential instability in the metropolis of Barcelona. But what are the social and territorial effects of this phenomenon?
